NOTE: As per the Town of Canmore by-law, the owner pays the water/sewer/garbage on all rental properties either included in the condominium fees where applicable or by direct payment where not.

PEKA'S RESIDENTIAL MANAGEMENT FEE INCLUDES:

  1. Determining the rental value of your property and your specific requirements and advising you of changes in market conditions that affect your property.
  2. Contracting qualified potential tenants from our applicant list and, if necessary, seeking tenants by advertising.
  3. Assisting applicants in the completion of a rental application form, checking references, and personally showing the property to qualified applicants (no key release to credit card numbers).
  4. PEKA is the only company in the Bow Valley with seven fully licensed Agents and six response vehicles three of which are solely dedicated to the rental department. 
  5. Completing a lease, collecting a security deposit and making arrangements for payment of rent.
  6. Completing an accommodation inspection report on the property with the incoming tenant as per the “Residential Tenancy Act of Alberta”.
  7. Ensuring that the tenant is aware of all rules and regulations affecting the property, including condominium use and occupancy restrictions and advising both the owner and the tenant of the provisions of the “Residential Tenancies Act “ when and where necessary.
  8. Regular property inspections.
  9. Collection of rent each month. Rent is deposited and held in a Trust Account. A monthly statement of income and expenditures is issued, along with a Trust cheque for the amount due to the owner. If requested, this cheque can be deposited to a specific bank account. Every reasonable effort is made to issue all cheques and statements to the owner by the 10th of each month.
  10. Pursuing delinquent rents promptly, arranging for restitution of NSF cheques, eviction of delinquent, rowdy or otherwise unacceptable tenants as permitted by law.
  11. Maintaining records relating to the property on file at PEKA's office. These records may be inspected during regular business hours. Monthly income and expenditure statements are issued along with a year summary on the December statement.
  12. Immediate attention to emergencies and complaints. 
  13. Receipts for all work are kept on file and in PEKA's offices.  Additionally, the receipts are also mailed in the monthly statement.
  14. Through our inspection processes PEKA will proactively advise the owner of the maintenance needs of the property and of any major expenditures that may be required to meet legal and/or safety standards with an aim to avoid larger maintenance problems down the road.
  15. Twenty-four hour cell phone availability for emergencies, and convenient office hours for all other business.
  16. Coordinating and advising incoming and outgoing tenants of their responsibilities for utility accounts and cleaning requirements relative to the beginning or end of their tenancies.
  17. Completion of accommodation inspection report on the property with a departing tenant, determining what damage is "normal wear and tear" and what is chargeable to the tenant under the Residential Tenancy Act. Returning the security deposit along with any interest earned less any chargeable damages, to the tenant within the legal time frames.

COSTS NOT INCLUDED IN THE RESIDENTIAL MANAGEMENT FEE:

When called upon to do so by the tenant or the owner, PEKA determines what maintenance is required in a given situation, whether or not it requires advance owner approval, and which trades are needed. PEKA makes no payment until PEKA is satisfied with the quality of the work and materials. PEKA follows up on guarantees where necessary. PEKA does not charge the owner for this service.
