VACATION RENTAL (FURNISHED) PROPERTY
SUMMARY OF SERVICES

FEE: Vacation Rental Tenancies – 20% of Gross Rent

$480/yr. Sundry Expense-Soaps, Paper Towels, Light Bulbs, and Misc. Payable
January 1ST, yearly.

$500 Internet Set Up fee – one time only – includes professional photos and tours.

1 Year Contract and Unit must be available for the months of July and August.

PEKA’S FURNISHED VACATION RESIDENTIAL MANAGEMENT FEE INCLUDES:

1. PEKA shall advertise the unit on their web page, and shall pursue bookings for the
 unit from PEKA’S large inventory of clients. All bookings will be for a minimum of
 28 days.

2. PEKA will assist in determining the rental value of your property, your specific
 requirements (i.e. whether or not pets are allowed), and advising you of changes in
 market conditions, which affect your property.

3. PEKA will collect a security deposit equivalent to %50 of the monthly rental. Refunds will
    be as follows:

4. PEKA shall assist the applicants in the completion of a rental application form,
    provide necessary information and detailed pictures of the units and show the
    property to qualified applicants. PEKA will complete lease documents, make
    arrangements for collection of rent, undertake deficiency listings as required for
    move-in, move-out. Note: These short tem rentals are maintained in a “no damage”
    condition, except as expressly noted by the short-term tenant at the time of move in.

5. PEKA shall maintain a schedule of all bookings and advise the owner when the unit
is booked, the owner must advise PEKA when they are utilizing the unit in-order that we
may schedule cleaning well before tenants arrive. (1 week notice for scheduling of cleaning)

6. PEKA shall schedule cleaning before and after each tenancy all at the owners cost.
    The cleaning shall include the supply of soaps, paper towels, toilet paper, and
    miscellaneous items. Cleaning shall also include the inventory of equipment.

7. PEKA shall check references of qualified applicants.

8. All Units must be equipped with at least the following items:

9. Rent is deposited and held in a Trust Account. A monthly statement of income and
      expenditures is issued, along with a Trust cheque for the amount due the owner. If
      requested, this cheque can be deposited to a specific bank account. Every reasonable
      effort is made to issue all cheques and statements to the owner by the 10th of each
      month.

10. PEKA will maintain records relating to the property on file at PEKA’S office. These
      records may be inspected during regular business hours upon 24 hours notice to
      PEKA. Annual income and expenditure statement for the previous year are issued
      along with the January statement.

11. PEKA will provide immediate attention to emergencies and timely attention to all
      complaints, as outlined in the Agreement between the owner and PEKA. Receipts
      for all work are kept on file in PEKA’S offices and may be inspected as noted in
      paragraph 10.

12. PEKA will advise the owner of major maintenance needs of the property and of any
     major expenditures which may be required to meet legal and/or safety standards.

13. PEKA will provide Twenty-four hour availability for emergencies, and convenient
      office hours for all other business.

14. PEKA will undertake vacant property checks on the units on a weekly basis when they are
      vacant and the owners are not using the unit.

COSTS NOT INCLUDED IN THE RESIDENTAL MANAGEMENT FEE:

Taxes, Legal Fees, Audit Fees, Specific Advertising, Maintenance, Repairs and Cleaning
When called upon to do so by the tenant or the owner, PEKA determines what
maintenance is required in a given situation, whether or not it requires advance
owner approval, and which trades persons are needed. PEKA makes no payment
until PEKA is satisfied with the quality of the work and materials. PEKA follows
up on guarantees where necessary. PEKA does not charge the owner for this
service. In the case of major capital repair programs, PEKA will undertake the
tendering and supervision of the work for an agreed-in-advance fee or percentage
service charge.
